On December 24, 2025, Thematic Capital Group (“TCG”), a privately held industrial real estate investment firm, closed on the acquisition of 320 Knox McRae Drive, a 54,080 SF single tenant asset comfortably situated on 2.86 acres in Titusville, Florida.
This asset was sourced in April 2024, requiring both a patient approach and creative structure to close given the owner-user’s recent business sale to a larger strategic company in their industry.
Located in North Brevard County on Florida’s Space Coast, the property benefits from proximity to I-95, Space Coast Regional Airport, Port Canaveral, and the broader aerospace and advanced manufacturing ecosystem that continues to attract investment and jobs to the region.
