CLOSED: TCG Acquires Pre-Leased Warehouse in Huntsville, Alabama

Thematic Capital Group (TCG), a privately held industrial real estate investment firm, has closed on the acquisition of 3110 Sexton Rd SE in Decatur, Alabama. The property totals 15,000 square feet of industrial space on 1.70 acres. Located within an infill industrial corridor, this asset serves the Huntsville MSA, one of the top 10 fastest growing metros over the past decade.

Prior to due diligence expiration, TCG signed a 10-year lease with one of its strategic tenant relationships. In addition, TCG entered into a PSA with a REIT to sell this asset along with two other properties in a three-pack portfolio. In doing so, TCG has secured development-level returns at core-plus level risk.

This acquisition reflects TCG’s continued focus on infill, value-add industrial opportunities in high-demand areas, marking a meaningful step in expanding our footprint across the Southeast.
