<p>Prior to due diligence expiration, TCG signed a 10-year lease with one of its strategic tenant relationships. In addition, TCG entered into a PSA with a REIT to sell this asset along with two other properties in a three-pack portfolio. In doing so, TCG  has secured development-level returns at core-plus level risk.</p>

<p>This asset was sourced in April 2024, requiring both a patient approach and creative structure to close given the owner-user&#8217;s recent business sale to a larger strategic company in their industry. </p>
<p>Located in North Brevard County on Florida’s Space Coast, the property benefits from proximity to I-95, Space Coast Regional Airport, Port Canaveral, and the broader aerospace and advanced manufacturing ecosystem that continues to attract investment and jobs to the region. With its functional layout, ample site coverage, and industrial zoning, the facility is well positioned to support a wide array of tenant uses.</p>

The off-market transaction was completed in partnership with Dray Investments, a Houston-based firm with a 25-year track record of operational excellence in industrial, retail, and flexible assets across Texas.</p>
<p>The portfolio spans three industrial parks and offers a diverse range of suite sizes to meet robust tenant demand. With 80% occupancy, the acquisition provides a strong lease-up and value-add opportunity through capital improvements and converting under-market rents to market rates.</p>

										<content:encoded><![CDATA[<p>We are excited to share that Thematic Capital Group has closed on 485 Gus Hipp Blvd, a ~20,000 SF industrial property with on 1.55 acres, located along the coveted Gus Hipp Boulevard in Rockledge, Florida &#8211; the heart of Brevard County&#8217;s Space Coast industrial corridor.</p>
<p>Led by Bernard Clevens, this strategic acquisition aligns with TCG&#8217;s value-add strategy as the leases were renegotiated during due diligence. At Closing, the asset is now leased to a single credit tenant in the Space Industry with a meaningful rent prepayment. The asset offers a near-term mark-to-market opportunity.</p>
<p>The property features clear-span industrial space, a mezzanine build-out, and excellent accessibility to I-95, Port Canaveral, and Orlando, supporting long-term tenant demand and market growth.</p>
<p>This asset marks TCG&#8217;s fifth acquisition this year.</p>
<p>This acquisition underscores TCG&#8217;s commitment to expanding its Central Florida industrial portfolio, complementing recent acquisitions across the Southeast.</p>

<p>This strategic acquisition reinforces our thesis around Class B light industrial assets in tight leasing submarkets. Our business plan has a downside protection approach given the multiple exit opportunities across the three assets.</p>
<p>This acquisition brings our transaction volume to $14M over the past six months and expands our portfolio to 84,000 SF across Central Florida and Kansas City.<br />
Our pipeline includes additional assets in Central Florida, Charlotte and Dallas-Fort Worth.</p>
