In October 2025, Thematic Capital Group acquired a 16-building, 256,000 SF small-bay industrial portfolio located in Grand Prairie — an infill urban submarket of Dallas–Fort Worth. The off-market transaction was completed in partnership with Dray Investments, a Houston-based firm with a 25-year track record of operational excellence in industrial, retail, and flexible assets across Texas.

The portfolio spans three industrial parks and offers a diverse range of suite sizes to meet robust tenant demand. With 80% occupancy, the acquisition provides a strong lease-up and value-add opportunity through capital improvements and converting under-market rents to market rates.

Market Positioning

Dallas–Fort Worth’s small-bay industrial sector continues to outperform across market cycles, supported by supply constraints, in-migration, and sustained tenant demand. Grand Prairie stands out with limited supply, rising rents, and strong demographic tailwinds, making it an attractive long-term investment submarket.
